Building a house in Panipat? What to buy at each of the 6 stages

Building a house in Panipat, Sonipat or Karnal? The costliest plumbing mistakes are not about price. They are about timing. A pipe that goes under the slab, or into a wall before plaster, stays there for the life of the house. Here is what to decide at each of the six stages of a build, and why.

Energy World stage-wise guide: what to buy at each of the 6 stages of building a house

1. Foundation: before the slab is cast

Drainage goes in first. Once the slab is cast, the pipe under it cannot be changed without breaking the floor.

  • Drainage pipe: choose a leak-proof, low-noise system such as Huliot Ultra Silent or HT Pro. Silent pipe matters most where bathrooms sit above bedrooms.
  • Surface drainage: plan channels and gullies for the driveway, porch and terrace now (for example MEA channels and yard gullies).

2. Concealed pipes: before plaster

Water supply pipes, manifolds and the concealed bodies of diverters and mixers are locked into the wall when plaster goes on.

  • Pipes: composite (PE-RT/Al/PE-RT) pipe with brass fittings, or stainless steel press-fit pipe, both handle hot water without the joint problems of solvent-welded pipe.
  • Manifolds: one manifold per bathroom with a valve per outlet makes repairs easy later.
  • Concealed bodies: decide your shower and diverter range (TOTO, FIMA) now, because the internal part goes in before the tiles.

3. Roof and terrace

Plan the water tank, solar panels and hot-water system together, so pipe routes, load and space are right the first time.

  • Tank: stainless steel tanks do not grow algae and do not crack in the sun.
  • Hot water: a heat pump gives hot water for about a quarter of a geyser's electricity and works day and night, unlike solar water heaters.
  • Rooftop solar: panels, inverter and battery as one system; check the PM Surya Ghar subsidy before you buy.

4. Water and pumps (utility area)

Steady pressure and soft water protect every tap, shower and WC you buy after this stage.

  • Pressure: a pressure booster such as a Grundfos CM or SCALA2 keeps showers strong on every floor.
  • Soft water: borewell water in our area is often hard. A softener with sand and carbon filters stops white scale on taps, tiles and geysers.
  • Instant hot water: a recirculation pump means no running the tap for a minute before hot water arrives.

5. Fresh air: before the false ceiling

Wall cores and ducts for fresh-air ventilation and bathroom exhaust fans go in before the ceiling closes. Heat-recovery ventilators (such as LUNOS) bring in fresh air without losing warmth in winter.

6. Finishing: before handover

This is the part everyone sees: WCs, basins, showers, bathtubs and steam rooms. Because the hidden work was done right, these fittings will now last. Choose them at an experience centre where you can see them working.

A simple checklist

  1. Before the slab: drainage pipe and channels chosen.
  2. Before plaster: supply pipe, manifolds and concealed bodies chosen.
  3. Before the roof is finished: tank, solar and hot water planned together.
  4. Before the utility area is closed: pump, softener and filters sized.
  5. Before the false ceiling: ventilation ducts placed.
  6. Before handover: fittings chosen and installed.
